Each district figure is the median monthly asking price in our rental records. The displayed range covers the middle 50% of prices. We leave a bedroom category unpublished when it has fewer than five records.
Citywide figures combine the available district results and account for the number of listings behind each one. Amenity comparisons cover 2,775 one-bedroom records, with at least 30 examples required in both groups.
These are advertised prices, not confirmed contract amounts. Availability, duplicates and missing details can affect the sample, so treat the figures as a comparison tool rather than a property valuation.

Deposit: 1–2 months' rent, refundable. You get it back when you move out, minus genuine damage. Photograph everything on move-in day so nothing can be withheld unfairly.
Paying rent upfront is normal—and separate from the deposit. On leases of 6+ months, owners often ask for 2–3 months' rent in advance. For villas and annual contracts, larger upfront sums are common and legitimate. The amount alone is not a red flag.
The red flag is paying before you verify. Never transfer money before you've seen the place and confirmed who owns it.
Typical lease terms
- Apartments: 6–12 months. 3-month deals exist, especially in low season, at a higher monthly rate.
- Villas & houses: usually 12 months, with bigger deposits and more rent upfront.
- Low season (roughly September–April) is negotiable—more empty stock means room to ask for a better rate or shorter term.
The contract
- Insist on a bilingual contract (English–Vietnamese), with each clause explained to you. The Vietnamese version usually governs unless the contract says otherwise—don't sign what you haven't understood.
- Read these clauses before signing: lease term, deposit-return conditions, inventory list, early-termination policy, and who pays for repairs and maintenance.
- Get a receipt for every payment—deposit, rent, anything—noting the address and period it covers.
Utilities & setup
- Electricity: ask the price per kWh upfront. An inflated “tourist rate” on a private meter is the most common overcharge—Vietnam's state (EVN) tariff is public, insist on paying it.
- Water is cheap. Internet is usually arranged by the landlord (FPT or Viettel fibre). Confirm what's included in the rent and what's billed on top, including building management or service fees.
Your landlord must register you
By law, whoever manages the accommodation declares your temporary residence—not you. Ask your landlord to confirm they've done it; it protects your visa and residence-card renewals. Hand over your passport, visa, and move-in date on day one so they can file.
Prices: compare, don't trust
English-language listings often ask more than Vietnamese-language ones—mostly because they tend to be different, better-fitted flats, not the same flat priced twice. Compare any listing against similar places in the same district before you commit.

- Watch the market for 1–2 weeks before committing—build a shortlist and a realistic budget.
- View in person, or at least on a live video walkthrough. Never rent from photos alone.
- Verify the owner: ask to see the Pink Book (ownership certificate) and check the name matches the person you're paying.
- Negotiate—on price, term, and what's included.
- Sign the bilingual contract, take dated move-in photos as your inventory.
- Confirm your temporary-residence registration was filed.

Most rental scams in Da Nang rely on one thing: getting you to pay before you've checked anything.
Common scams
A “friend,” a middleman, or a tenant subletting without permission. Ask to see the Pink Book and check the name matches who you're paying.
A price far below the area, or photos that look like a hotel brochure, exist to harvest deposits and contact details. Compare a few similar listings first.
An inflated per-kWh rate on a private meter, or an invented “service fee.” Ask the rate upfront and pay the public EVN tariff.
At move-out, invented “damage” swallows your deposit. Dated move-in photos and written deposit terms are your protection.
Manufactured urgency to push you into a quick transfer. A real landlord gives you time to view, read the contract, and ask questions.
Not a thing in Da Nang. Legitimate landlords don't charge you to apply. Walk away.

- Photos come from the original Facebook posts, not our own photography. We aggregate public posts and haven't visited every property in person.
- After a viewing tour is booked and confirmed, we can verify the listing's availability and whether its description is accurate.

Customer terms
1. The platform's role
The platform is a technology and trust layer that helps renters discover rental listings, organize a shortlist and connect with local landlords, agents or other listing hosts. The platform is not a real-estate brokerage, landlord, property manager or legal representative of a renter or host.
A lease, deposit, price negotiation and final property decision remain directly between the renter and the relevant host. No listing, message or tour is legal, financial or property advice.
2. Viewing-tour booking and scope
- Booking is free. No tour payment is collected in advance.
- A standard tour may include up to eight property viewings, subject to host confirmation and a practical route.
- The tour includes shortlist coordination, pre-tour listing checks, an organized itinerary, a local guide and neighborhood orientation.
- Transport options: one guest may ride pillion with a guide if comfortable; customers may use their own transport and follow the itinerary; or private-car pickup and drop-off may be added at the quoted price.
- Optional services are separately confirmed and are not included unless shown in the booking confirmation.
3. Changes, cancellation and no-shows
A customer may reschedule without charge by notifying the platform at least 24 hours before the confirmed start time. A later request is handled subject to guide and host availability.
If a customer does not arrive, cannot be reached and has not given notice, the booking is treated as a no-show and the tour may be closed. The platform may require a new confirmation or advance transport charge before accepting another booking. A host withdrawal or unavoidable route change will be communicated as soon as reasonably possible.
4. Verification and availability limits
Before each tour, the platform asks a validator to contact the relevant host and check availability, asking price and key facts stated in the listing. These checks reduce dead or misleading listings, but rental availability can change at any time. The platform cannot guarantee that a property will remain available until the tour day, nor can it independently guarantee ownership, building condition or a host's authority to lease.
5. Payment and refunds
The applicable tour price and any optional transport charge must be disclosed in the booking confirmation. The customer pays once, after the completed tour, using the payment method stated in that confirmation. No tour fee is due for a tour cancelled by the platform before it begins.
Process guarantee: if a listing included in the confirmed pre-tour itinerary was fake or materially wrongly described before the tour, the customer may request a full refund of the tour fee. The platform will review the original listing, validation record and tour report. This guarantee does not cover a genuine listing that became unavailable after verification, a customer's change of preference, or a lease decision made directly with a host.
6. Customer responsibilities
- Provide accurate contact details, viewing preferences and availability.
- Attend on time, treat hosts, guides and properties respectfully, and follow reasonable safety instructions.
- Inspect the property, verify the person receiving money and read the lease before signing or transferring funds.
- Do not misuse host or collaborator contact details, submit false reports or interfere with the platform's operation.
7. Liability and changes
To the extent permitted by applicable law, the platform is responsible only for the coordination services it agrees to provide. It is not responsible for a host's acts, hidden property defects, lease performance, deposits or events outside its reasonable control. These terms may be updated for future bookings; the terms accepted with a confirmed booking govern that booking.
Exclusive Representation Agreement

Da Nang rental search
1. Appointment and duration
The Customer appoints the Platform as the Customer's exclusive representative for the rental search described above in Da Nang, from the Start Date through the End Date (the “Agreement Period”). The Platform accepts the appointment for the limited scope stated in this agreement.
2. Scope of support
- Curate and coordinate viewing tours of up to eight homes per confirmed tour.
- Check relevant listings with hosts before each tour and prepare a transparent itinerary.
- Provide professional local guides and neighborhood orientation.
- Support communications and negotiations when the Customer asks for help, while leaving the final lease decision to the Customer and host.
- Keep records of material confirmations, route changes and customer decisions.
3. Customer exclusivity
During the Agreement Period, the Customer agrees not to appoint, use or work with another agent, broker, viewing guide or rental-search representative for the same search. The Customer will route viewing and negotiation requests for properties introduced through the Platform through the Platform.
This clause does not cover a pre-existing direct landlord contact disclosed in writing before signing, a search outside the stated scope, or a contact the Platform releases in writing.
4. Platform obligations
The Platform will act professionally and in good faith, use a structured verification process, provide trained guides, explain applicable fees before confirmation, disclose known conflicts and keep the process transparent. Verification is a current-status check, not a guarantee that a home will remain available or that the host owns it.
5. Customer obligations
The Customer will provide accurate requirements, respond reasonably promptly, attend confirmed tours, disclose material changes to the search, and make independent checks before paying a deposit or signing a lease. The Customer remains free to reject any property.
6. Fees, termination and effect
Any viewing or negotiation-support fee must be stated separately and accepted before the relevant paid service. Either party may end this agreement by written notice if the other materially breaches it and does not correct the breach after notice. The parties may also end it by mutual written agreement. Accrued payment obligations, confidentiality and non-circumvention relating to introductions made during the Agreement Period survive termination.
7. Acknowledgment
The parties acknowledge that the Platform is a technology and coordination service, not a real-estate brokerage, and that this template should be reviewed for compliance with Vietnamese law before execution.

1. Data collected
The platform may collect a customer's name, phone or WhatsApp number, email address, preferred viewing dates, number of guests, shortlist, rental preferences, questions and tour feedback. A collaborator application may also include role selection, qualifications, work experience, availability and areas known.
2. How the data is used
- Manage viewing requests, confirm availability and build a practical tour itinerary.
- Coordinate the customer, assigned validator, assigned guide and relevant property hosts.
- Respond to questions, document service issues and process an eligible refund.
- Review collaborator applications, assign work and administer quality requirements.
- Protect the platform against misuse and meet legal obligations.
3. Who can see it
Customer contact information and preferences are kept within the booking team. The assigned validator or guide receives only the information needed for the assignment, and only after the customer confirms the booking. Personal data is never sold or shared with unrelated third parties for advertising, lead generation or their own use. A landlord or agent receives only the information reasonably needed to arrange a requested viewing.
4. Retention and security
Booking information is kept only as long as reasonably needed to coordinate the tour, resolve service or payment issues, meet legal record-keeping duties and protect legitimate claims. Unsuccessful collaborator applications are not retained longer than needed for review. Reasonable access controls are used, but no online system can promise absolute security.
5. Access, correction and deletion
A person may ask to access, correct or delete their personal data by contacting the platform through the same channel used for the booking or application. The platform will verify the requester's identity before acting. Data will be deleted unless retention is required by law or is reasonably necessary to resolve an active booking, payment dispute, safety report or legal claim.
6. Choices and updates
Customers may choose not to provide optional preferences, but the platform cannot coordinate a tour without basic identity and contact details. Material changes to this policy apply prospectively and will be shown with a revised effective date.

Independent collaborators
Key terms at a glance
- Confidentiality: customer details, host contacts, assignments, pricing and operating methods stay private.
- Non-circumvention: do not move customers or hosts outside the platform, offer private services to them or divert a platform introduction.
- Accuracy: record what was actually confirmed, disclose uncertainty and never invent availability, price or property facts.
- Proof: Validators log every call attempt, including time, outcome, reason when unreachable and a call-log screenshot. Unsupported work is not payable.
- Pay: Validators receive ₫15,000 per completed, accepted listing plus a ₫50,000 bonus for an accepted report within 12 hours of assignment. Tour Guides receive ₫400,000 per completed tour, plus ₫200,000 when the customer chooses a property and ₫100,000 for a verified 5-star review.
Full Collaborator Agreement — parties and role
The parties agree that the Collaborator performs assignments as an independent service provider, not an employee, agent or person authorized to bind the Platform. The Collaborator may accept or decline assignments and remains responsible for personal taxes, equipment and legal eligibility to perform the work.
1. Assignment duties
Listing Validator: contact the named host, check the assigned facts, log every attempt and submit a complete report. If contact fails, record the reason and proof of the attempt. A Validator must not mark any fact confirmed without direct evidence.
Tour Guide: arrive on time, follow the confirmed itinerary, conduct the tour professionally, provide neighborhood context and submit the tour outcome. A Guide must not add unapproved properties, promote a private service, accept off-platform payment or make promises about ownership, lease terms or availability.
2. Confidentiality and data handling
The Collaborator must keep confidential all non-public customer data, host contacts, listing records, pricing, assignments, dashboard information, training materials and operating methods. Information may be used only for the assigned work, disclosed only to authorized people, stored only in approved tools and deleted from personal devices when the assignment is complete or access is withdrawn.
3. Non-circumvention
The Collaborator must not directly or indirectly divert, solicit or accept private work from a customer, landlord, agent or host introduced through the Platform; exchange personal contact details for an off-platform arrangement; collect a private commission; or help another person bypass the Platform. All post-assignment communication with a customer must use the approved channel unless the Platform gives written permission.
A customer may report an off-platform offer confidentially through the post-tour feedback process. The Platform may review assignment records and repeated booking outcomes when investigating a concern.
4. Accuracy, evidence and conduct
- Report facts faithfully, identify the source and mark anything unconfirmed.
- Never alter call evidence, submit a false attempt or claim work another person performed.
- Treat customers and hosts respectfully; no discrimination, harassment, pressure or misleading statements.
- Protect account access and report a lost device, mistaken disclosure or safety concern promptly.
- Tour Guides must be punctual, presentable, sober and fit to conduct the route safely.
5. Compensation and acceptance
A listing or tour is payable only after the required report and evidence are submitted and accepted. Validator compensation is ₫15,000 per accepted listing, with a ₫50,000 bonus when the complete accepted report is submitted within 12 hours after assignment. Tour Guide compensation is ₫400,000 per completed tour, plus ₫200,000 when the customer chooses a property and ₫100,000 for a verified 5-star review. Fuel is included in the tour fee.
No payment is due for fabricated work, missing proof, an abandoned assignment without prompt notice, or a material breach relating to that assignment. Any different rate must be agreed in writing before the assignment.
6. Quality review and consequences
The Platform may return an incomplete report for correction, withhold payment for unsupported work, issue a warning, suspend access or end the relationship for repeated material inaccuracy, no-shows, unsafe conduct, confidentiality breaches, falsified evidence or circumvention. Serious dishonesty, misuse of personal data or diversion of a customer may result in immediate termination and a claim for documented loss where permitted by law.
7. Term, return of information and surviving duties
This agreement begins on the Effective Date and continues until ended by either party in writing. On termination, the Collaborator must stop using platform systems and return or delete confidential information. Confidentiality, data protection, payment obligations already earned and non-circumvention for introductions made during the relationship survive termination for the period permitted by applicable law.
8. Acknowledgment
The Collaborator confirms that the role, compensation and quality standards were explained, that no minimum volume of assignments is promised, and that this template should be reviewed for compliance with Vietnamese law before execution.
